Weston & Davie, FL Housing Market Update: October 2026

Updated October 22, 2026 by Susan J Penn, REALTORĀ®

Each month I pull the latest MLS numbers for single-family homes in Weston and Davie, two of southwest Broward County's most popular places to buy. Here is where the market stands this month, what the numbers mean for buyers and sellers, and where to find live data for your own neighborhood.

Key takeaways for October 2026

  • Weston has about 192 single-family homes for sale and roughly 4.6 months of supply.
  • Davie has about 186 homes for sale and roughly 3.6 months of supply, a slightly tighter market.
  • In both cities, homes that sold over the last three months were listed at about 8% less per square foot than homes for sale today.

What It Means

For buyers

With roughly four to five months of supply in Weston and a little under four in Davie, neither city is a frenzy right now. Many agents consider about four to six months of supply a fairly balanced market. Buyers have choices and time to compare, especially above $1.5 million, where a handful of very high-priced listings pull the citywide averages up. The gap between what is listed and what has sold per square foot suggests room to negotiate on homes that are priced at the top of their neighborhood.

For sellers

Homes are still selling steadily: about 42 a month in Weston and about 51 a month in Davie. The homes that sell are the ones priced close to recent sales, not to the most optimistic list prices. If your home has been on the market for a while, comparing it with the sold numbers above is a good first check. Get an instant home valuation, or ask Susan for a full pricing review.
