Two questions come up in almost every Weston home search: "Is it gated?" and "What schools is it zoned for?" The good news is that many of Weston's gated communities are zoned for public schools that have earned an A from the state year after year, from kindergarten all the way through Cypress Bay High School. Here are the gated communities that check both boxes, and the school zones for each.
The Schools Behind the Zones
Every community in this guide is zoned for Cypress Bay High School. Most go through Falcon Cove Middle School, and The Falls goes through Tequesta Trace Middle School. At the elementary level, they're zoned for Gator Run, Manatee Bay, Everglades or Eagle Point. On the City of Weston's school chart, each of these schools earned an A in every year of state school grades shown, from 2017 through 2024 (grades were not issued for 2020 and were optional for 2021). All four elementary schools were also named Florida Schools of Excellence for 2025-26.

Weston Hills is Weston's guard-gated golf community, built around the Weston Hills Country Club. Club memberships, including social, tennis and golf, are offered by the club separately from the HOA. With about 30 subdivisions, Weston Hills covers a wide price range, so it's worth knowing which section a home is in: that decides both the elementary school and the feel of the street. See Weston Hills homes for sale.

Schools: Manatee Bay Elementary, Falcon Cove Middle and Cypress Bay High.
Homes: About 655 Mediterranean-style single-family homes and townhomes around a network of lakes.

Gated, but a different high school: some gated communities in eastern Weston, including Botaniko and Bonaventure, are assigned to Western High School in Davie, based on recent MLS sales records. Western High earned a B in 2023 and 2024 on the City of Weston's chart. If Cypress Bay is a must, focus on the communities above.

Always check the exact address with the district's school boundary maps, linked from the City of Weston schools page, before you buy. I'm happy to look up any address for you.
