If you are shopping for a condo in Inverrary, you have probably noticed a wide spread in prices. Some 2-bedroom units list under $100,000; others list well over $200,000. The question every buyer eventually asks: is it smarter to buy low and renovate, or pay more for a unit that's already done?

What the Market Looks Like Right Now

As of mid-October 2026, our MLS search shows:

  • About 200 active 2-bedroom condos in Lauderhill's 33319 ZIP code, averaging roughly $143,000 and about $126 per square foot, at an average of around 1,140 square feet.
  • About 56 two-bedroom condos sold in 33319 over the past six months, at an average list price near $132,000.

Most of these units are in buildings from the early-to-mid 1970s, and many still have original or dated kitchens, baths and flooring.

The Hidden Costs of a Fixer

A lower list price is only the first number. A full condo renovation in South Florida typically means:

  • Condo association approvals before any work begins, plus rules on contractor hours, elevator use and debris removal.
  • Permits for electrical, plumbing and A/C work.
  • Sound-barrier underlayment, which many associations require for tile floors above the ground level.
  • Carrying costs: HOA dues, taxes, insurance and possibly a mortgage payment while you can't live in the unit.
  • Time and stress: contractor schedules, material delays and decisions, often for months.

Get quotes before you buy. Many buyers find that once they add a kitchen, flooring, bathrooms and systems, the gap between a fixer and a finished unit is much smaller than the list prices suggest.

  • A newer building: built in 1985, more than a decade newer than most of the surrounding complexes.

Which Is Right for You?

A fixer can make sense if you have cash for the renovation, time to manage it, and somewhere else to live meanwhile. A turnkey unit makes sense if you want to move in on closing day, finance more of the cost in your mortgage instead of paying for upgrades in cash, and skip the contractor headaches.

I'm happy to run the numbers with you on both paths. Contact Susan J. Penn or call 954-557-5993, and see the full listing for #708 here.
