What the Numbers Say

The Falcon Cove zone includes most of Weston's luxury market. Weston Hills, Windmill Ranch Estates, Windmill Reserve and Estates of Swan Lake are all here, which is why the average asking price is higher than for the Cypress Bay zone as a whole.

There are still starter options. Townhomes in San Mateo, San Messina, San Sebastian, San Simeon and Courtyard at the Grove, and smaller single-family homes in Emerald Court, Opal Creek and Emerald Estates, offer a way into the zone at a lower price.

Always Confirm the Address

School boundaries are set by Broward County Public Schools and can change from one school year to the next, and a few streets near a boundary line can be assigned differently from the rest of their neighborhood. Before you make an offer, check the exact address with the district's school boundary maps, which are linked from the City of Weston schools page, and call the school if you have questions about enrollment. I am happy to look up any address for you.
