Weston vs. Parkland: Which Is Right for Your Family?

Parkland, Florida neighborhood

Weston and Parkland are the two Broward County cities families ask me about most. Both are known for planned neighborhoods, parks and well-regarded public schools, and both have homes well into the millions. But they feel different, and the homes are different. Here is how they compare, using live MLS data.

Weston: A Master-Planned City in Southwest Broward

Weston grew out of one master plan, with lake-lined neighborhoods, gated communities and parks woven through the city. You can choose a townhome in San Mateo, a family home in Savanna or The Ridges, a golf home in Weston Hills, or an equestrian estate in Windmill Ranch Estates. Weston has about 68,000 residents and close to 140 townhomes and condos for sale, so it has more starter options than Parkland.

Parkland: Larger Homes in Northwest Broward

Parkland is a smaller city of about 35,000 people in the northwest corner of Broward County. The city was founded in 1963 as a rural, ranch-style community, and its zoning is meant to protect its park-like character. Today most homes are in planned communities such as Heron Bay, Parkland Golf & Country Club, MiraLago and Watercrest. Parkland has very few townhomes or condos; only about 15 were for sale.

What the Numbers Say

Parkland homes are bigger; Weston has more price points. The average home sold in Parkland was about 3,400 square feet, compared with about 2,700 in Weston, and Parkland's entry price for a house was around $690K. Weston starts lower, at about $430K, and reaches higher at the top, with estates above $10 million.

Per square foot, Parkland can be the better value. Homes sold in Parkland averaged about $400 per square foot, compared with about $430 in Weston, so buyers who want the most space for the money often look north.

Both markets move. Each city had roughly 550 single-family sales over the past year and three to four months of supply, so good homes in either city do not sit long.

Schools

Most of Weston is zoned for Cypress Bay High School, with Falcon Cove or Tequesta Trace for middle school. The eastern side of the city, including Bonaventure and Botaniko, is zoned for Western High School in Davie. In Parkland, almost the entire city is zoned for Marjory Stoneman Douglas High School, with small sections zoned for Coral Springs High School. School boundaries change from time to time, so always confirm a specific address with Broward County Public Schools.

Which One Fits You?

  • Choose Weston if you want a wide range of prices and home types, a townhome or condo option, or a quick drive to I-75, I-595 and Fort Lauderdale.
  • Choose Parkland if you want a larger single-family home and a quieter setting, and you do not need a townhome or condo.
