Weston vs. Davie: Which Is Right for You?

Weston and Davie sit side by side in southwest Broward County, and many buyers look at both. Weston is a master-planned city of gated communities and lakes. Davie is an older, larger town with a western heritage, acreage, horse trails and a wider mix of homes. Here is how they compare, using live MLS data.

Weston: Planned Neighborhoods and Gated Living

Most Weston homes are in planned communities with HOAs, from townhomes in San Mateo and San Messina to family homes in Savanna and The Ridges, golf homes in Weston Hills and estates in Windmill Ranch Estates. Streets, landscaping and amenities are managed, and the look is consistent from one neighborhood to the next.

Davie: Acreage, Horses and Variety

Davie calls itself "Cowboy Town, USA." The town has equestrian trails running through its neighborhoods, the Bergeron Rodeo Grounds downtown and Tree Tops Park with its equestrian center. It is also home to the South Florida Education Center, which includes Nova Southeastern University, Broward College, Florida Atlantic University and the University of Florida. Homes range from older ranch houses and acreage properties with no HOA to gated estates and new construction.

Davie's lowest single-family listings include homes in mobile home communities, which pull its price range down.

What the Numbers Say

Davie is less expensive on average. Homes sold in Davie averaged about $1.06M in asking price, compared with about $1.18M in Weston, and Davie had about 240 townhomes and condos for sale at an average near $300K, well below Weston's average of about $414K.

The two cities are close per square foot. Sold homes averaged about $410 per square foot in Davie and about $430 in Weston. The bigger difference is the setting: in Davie you can find land, room for horses and homes with no HOA, which are rare in Weston.

Both markets move at a similar pace, with about four months of supply in each.

Schools

Most of Weston is zoned for Cypress Bay High School, with Falcon Cove or Tequesta Trace for middle school. The eastern side of the city, including Bonaventure and Botaniko, is zoned for Western High School in Davie. Davie is served by several Broward County public schools, and school zones vary from one neighborhood to the next, so check each address you are considering with Broward County Public Schools.

Which One Fits You?

  • Choose Weston if you want a gated, planned community with managed amenities and the Cypress Bay school zone for most neighborhoods.
  • Choose Davie if you want land, horses, a home without an HOA, or a lower price for a townhome or condo, close to the universities in the South Florida Education Center.
