What Is Selling
The 29 single-family homes currently under contract have an average asking price of about $1.2 million, well below the $1.63 million average for homes still on the market, and none is priced above $2.6 million. In other words, buyers are actively committing in the under-$1.5 million range, while the luxury end is moving more slowly.
Roughly one single-family home is under contract for every six or seven on the market. For townhomes and condos the ratio is closer to one for every fourteen, which gives condo buyers more choice and more room to negotiate right now. Pending condo deals average about $442,000, led by 2-bedroom units in Bonaventure and townhomes in The Legends at Weston Hills.
What It Means for Buyers
- Condo and townhome buyers have the most leverage. With 138 units for sale and only 10 under contract, take your time, compare HOA fees and reserves, and negotiate.
- Well-priced homes under $1.5 million still move. If you find the right home in this range, be ready with a pre-approval and a clean offer.
- Luxury buyers can be selective. With 52 homes above $1.5 million and few going under contract, there is room to negotiate on price, repairs and closing dates.
- Rates still matter. HousingWire's tracker put the average 30-year fixed rate near 7.45% in mid-October 2026, so get a lender quote early and compare loan options.
What It Means for Sellers
- Price to the market, not to the top listings. Asking prices for active homes average far above what is actually going under contract. Homes priced in line with recent sales sell; overpriced homes sit.
- Condition and presentation count. With plenty of choice in most price ranges, buyers favor homes with newer roofs, impact windows and updated kitchens.
