New Construction on the Intracoastal

New construction modern waterfront home with pool

Along the Intracoastal in Boca Raton, Highland Beach and Delray Beach, almost every waterfront lot already has a house on it. So nearly all new construction here is a rebuild: an older home is torn down and replaced with a new one built to today's codes, often with a new seawall and dock. Here is where the new homes are, what they cost, and what to check before you buy one.

The Market Today

  • About 20 new waterfront homes with ocean access are for sale across Boca Raton, Highland Beach and Delray Beach. These are homes built in 2024 or later, including some still under construction.
  • Asking prices run from about $3 million to about $34 million, with an average near $14.7 million, or about $1,900 per square foot.
  • About half are priced under $10 million, mostly in Delray Beach's Tropic Isle and on the canals of Boca Raton.
  • 17 new waterfront homes sold in the past 12 months, with asking prices from about $3.9 million up to $80 million.
  • Several listings are scheduled for completion in 2027 or 2028. These are presales, and they usually give buyers the most say in finishes.

Where the New Homes Are

Royal Palm Yacht & Country Club has the most new construction at the top of the market. Four new homes are for sale from about $17.75 million to about $34 million, and the past year's $80 million sale was a new home here.

Golden Harbour was the busiest neighborhood for new construction over the past year, with five new homes sold. See the Golden Harbour market report.

The Sanctuary has two new estates for sale in this gated Intracoastal community. See The Sanctuary market report.

Lake Rogers and Blue Inlet had three new homes sell over the past year, and one large new estate is for sale. See the Lake Rogers Isle market report.

Sun and Surf and Boca Raton Riviera each have a new estate over $20 million for sale.

Boca Harbour and Bel Marra offer new homes between about $6 million and $8 million, on canals that lead to the Intracoastal. See the Boca Harbour and Bel Marra market reports.

Highland Beach has a new estate on South Ocean Boulevard with completion expected in 2027.

Tropic Isle waterfront neighborhood in Delray Beach

Tropic Isle in Delray Beach is where to look for value. Three new homes are listed at about $7.4 million to $7.5 million, about half the average asking price of the new waterfront homes in this report. A new home in Delray's Las Palmas is also for sale, with completion planned for 2028.

What to Check Before You Buy New on the Water

  • Elevation and flood zone. Ask for the elevation certificate and the flood zone. A new home built higher may cost less to insure than the older homes around it.
  • Seawall and dock. Find out whether the seawall is new or was kept from the old house, how high it is, and what permits cover the dock and any boat lift.
  • The route to the ocean. Check the water depth at the dock at low tide, and the number and height of bridges between the home and the inlet. Both decide what size boat you can keep.
  • Builder warranty and completion date. On a presale, read the deposit terms, what happens if completion slips, and exactly what the warranty covers.
  • Your own representation. The listing agent works for the builder. Bring your own agent from your first call or visit, since some builders will not work with an agent who was not registered from the start.
