Boca Raton Waterfront Sales: Q3 2026

Boca Raton waterfront home with pool

Summer is supposed to be the quiet season in Boca Raton, but the waterfront market did not get the memo. In the third quarter of 2026, 30 single-family homes with ocean access closed in Boca Raton, ahead of the pace of the past year. Here is what sold, where it sold, and what it means for buyers and sellers heading into the winter season.

The market split into two very different groups. Under $3 million, most sales were original 1960s homes on canals in neighborhoods like Camino Gardens, Bel Marra and Caribbean Keys, often bought for the lot and the dock. Above $5 million, buyers paid for new or recently built homes, deep water and wide views.

Where the Waterfront Homes Sold

Royal Palm Yacht & Country Club led the top of the market again, with three of the quarter's five sales over $10 million. That included a new home built in 2025.

Boca Harbour and Boca Harbour Island were the busiest neighborhoods in the middle of the market. Sales ranged from an original 1960s home to a 2026 new build and a large estate on Boca Harbour Island. See the Boca Harbour market report.

Golden Harbour continued its run of new construction, with a 2026 home closing in the quarter. See the Golden Harbour market report.

Spanish River Land had the quarter's highest asking price among closed sales, a Spanish River Road estate listed at about $25 million. See the Spanish River Land market report.

Waterfront Condos Stayed Busy Too

In east Boca Raton, 66 waterfront condos and townhomes sold in the same period, with an average asking price of about $1.2 million. Most were in older buildings along A1A and the Intracoastal. Buyers continue to look closely at each building's reserves, inspections and assessments before they commit.

What It Means for You

Sellers: Buyers showed up in the summer, and the winter season usually brings more of them. About 47 homes are competing for those buyers now. If you have been thinking about selling a waterfront home, the next few months are a good time to price it correctly and get it in front of them.

Buyers: The best values in Q3 were under $3 million, where older homes on good water still trade. At the top of the market, roughly six months of supply gives a well-prepared buyer time to compare homes and room to negotiate.
